The old operator was a 2016 Linear that had started false-triggering the obstruction sensor, so the gate would stop halfway and reverse for no visible reason. We traced it to a failing limit switch that had drifted far enough to confuse the control board into thinking something was in the path. Adrian pulled the old head, mounted a new motor on the existing bracket, reset both travel limits, and photographed the new switch positions before closing the cover. The gate now opens full travel and stops clean every cycle, and the homeowner got a photo log of every adjustment made.

A rear cantilever gate that had been rolling on its rollers for over a decade had developed a crack where the rear truck plate met the bottom rail. The gate still moved, but every cycle flexed the crack wider, and the owner was understandably not thrilled about the idea of a 400-pound gate dropping onto the track one evening. We ground out the cracked weld, fixtured the rail back to level, welded the joint plus a triangular gusset on the inside face for extra load spread, and re-tensioned the roller trucks. The gate rolls level again with no visible flex, and the repair is photographed and filed in the job record.

This one came to us because the property manager was getting tenant complaints that the call box worked only sometimes, and when it failed, it failed silently. We found corroded wire splices inside the pedestal and an old DoorKing keypad that had seen enough weather to start dropping key presses. We pulled the old splices, landed a new terminal strip inside a sealed enclosure, mounted a new keypad and reader, and re-terminated every low-voltage lead with new ferrules. The manager got a wiring diagram and a photo record of every connection we touched, which is the same documentation habit Adrian built doing commercial access-control work starting in 2014.

A family’s swing gate got clipped by a delivery truck that cut the turn too tight, and the opener arm took the brunt of it. The bolt holes on the gate-side bracket had torn out, and the arm was bent badly enough that the operator was binding on every stroke. We ordered a new bracket and arm for their LiftMaster operator, drilled and tapped fresh mounting holes in the gate frame, and set the opening and closing force limits to spec before running the gate through thirty open-close cycles. The gate opens and closes with one finger on the keypad now, and the written price was handed over before we touched a tool.

A slide gate at a small storage yard had started refusing to close unless the keypad was held in the override position, which defeated the whole point of having an automated gate. We found the photo eye, the infrared beam that stops the gate if something crosses the path, had been knocked about two inches out of alignment by a weed trimmer line that had also nicked the cable sheath. We re-aimed the beam, re-secured the housing with a new isolation mount, and re-sheathed the cable where the trimmer had caught it. The gate closes normally again and the safety beam interrupts the cycle when tested by hand.
