• Remote works only from 10 feet away. The receiver board’s antenna connection has loosened or the board itself is losing sensitivity. In older FM-series units, this is often the first sign the original receiver is on its way out, not a battery problem.
• Keypad accepts your code but the gate doesn’t move. The keypad relay is firing but the signal isn’t reaching the control board. Usually a broken wire inside the conduit, or a corroded connection at the board terminal. We see this on Arcadia properties with older galvanized conduit that’s been in the ground since the gate was installed.
• The gate opens on its own at random intervals. This is a failing receiver board picking up stray signals, or an intermittent short in the keypad wiring. The tell: it happens more often after rain or heavy morning fog, which Arcadia gets plenty of in the winter months.
• The keypad backlight flickers or stays dead. That’s low voltage at the keypad, usually a wire that’s pulling loose or a transformer that can’t keep up. If the board is still powered and the gate responds to the remote, the keypad side is starving.
• You have to press the remote three or four times to get a response. The control board’s relay contacts are pitting. It works when it wants to, and it only gets worse. This is the point where the part still technically functions, so owners wait, and then it fails completely the day they’re running late.
